ARB Annual Inspections

Believe it or not, Landsdowne is 30 years old.  With age, comes a few “wrinkles” in need of a minor or major “face lift.”  Most of our homes are still in excellent shape, however there are some that have gone to more noticeable disrepair.
Beginning April this week all homes will be reviewed as part of our yearly inspection.  Curb appeal is what keeps home values up and sales consistently strong in our community.  Homes will not be inspected for the most decorative, or most appealing.  Homes will be inspected for exterior areas in need of repair. 
The purpose of this inspection is not to cause undue financial hardship or to require each neighbor to be a clone of the next. It is to point out significant areas needing attention.  An adequate timeline will be given for repair.  If you are unable to meet the repair deadlines it will be incumbent upon you to come to a BOD meeting, arrange to meet with the BOD and/or ARB, and negotiate a repair timeline.
For a list of items being reviewed, please continue reading. Please note that this list is NOT all inclusive. We have also included a graphic outlining some of the different terms you may see should you receive a notice of repair needed.
Some of the areas to be inspected include, but are not limited to:
  • Lawn and Landscape items for extensive weeds, bare spots, erosion, dead plantings, trees and shrubs in need of pruning or out of scale to the home
  • Fences and Fence Lines – for missing boards, rotten or fallen panels, unapproved fencing materials
  • Sidewalks, stairs, landings and stoops for broken or separated concrete or other areas needing repair
  • Driveways and other Asphalt areas – cracks or disrepair
  • Gutters and downspouts – separated or in disrepair
  • Roof – missing shingles or disrepair
  • Iron railings – missing, in need or repair, paint or replacement
  • Siding – missing, inconsistent or in need of repair
  • All trim areas (please see the attached drawing) for rotten wood or in need of repair
  • Windows, screening, blinds – any in need of repair
  • Exterior Lighting – broken or missing
  • House Numbers – broken or missing
  • Doors – (Storm and Entry) – in need of repair, replacement or paint
  • Chimney areas including caps – for rust or replacement
  • Overhang areas in need of repair, replacement or paint
  • Shutters – in need of repair, paint or replacement
  • Loose wires on the housing exterior
  • Decks – Visible from common ground
  • Back Yards in heavy disrepair or creating a health hazard as seen from outside the fence line
  • Sheds – in need of repair, paint or replacement
  • Storage of trash and recycling containers, toys, tools, mulch bags, etc. easily visible from the street
Any items noted as needing repair will be itemized with a reasonable repair by date.  Failure to bring items into compliance will result in potential fines and being called to a hearing.
